Who I help in the Tri-Cities

The Tri-Cities include established neighborhoods in Richland and Kennewick, new subdivisions in Southridge, West Pasco and Badger Mountain, plus West Richland, Benton City, Burbank and Finley. Many buyers here work at the Hanford Site, Pacific Northwest National Laboratory, area hospitals, or in agriculture and food processing.

I help first-time buyers, engineers and scientists relocating for work, families with agricultural income, veterans, self-employed borrowers and owners looking to refinance.

Loan programs that come up often in the Tri-Cities

New construction. The Tri-Cities have many new homes. I'll help you compare builder-preferred lender offers with outside options.

Relocation and offer-letter income. If you're moving for a job at PNNL, Hanford or elsewhere, we'll talk about how lenders may treat an offer letter.

USDA loans. Some outlying areas, depending on the current USDA map and income limits, may be eligible.

FHA and VA. FHA's flexible guidelines help many first-time buyers, and VA financing can be a strong fit for eligible veterans and service members.

Self-employed and DSCR. Bank-statement options may be available for business owners, and DSCR loans for rentals.

Neighborhoods and new construction

In the Tri-Cities, buyers often compare established neighborhoods in Kennewick, Richland and Pasco with newer subdivisions in West Richland, Southridge, Badger Mountain and Road 68. With new construction, the timing of the build, the builder's contract and any rate-lock options all matter, so it's worth talking before you sign with a builder.

Some outlying properties near Benton City, Burbank or Finley have acreage, irrigation shares or a private well. These can usually be financed, but the appraisal and water details need attention up front.

Relocation and job changes

Many Tri-Cities buyers are relocating for work in energy, research, healthcare, agriculture or the trades. If you're starting a new job, some programs can use a signed offer letter before your first pay stub, depending on the lender. If you still own a home elsewhere, we'll plan how both payments or a sale fit into qualifying.

How I work

I'll give you a straight read on your file and explain the trade-offs in plain language. As a NEXA Lending broker, I can shop your scenario across many wholesale lenders to look for a fit.

Quick replies, typically the same day, and no pressure.

What to expect when we work together

Step one is a short call. Tell me what you're trying to do in the Tri-Cities — buy, refinance, invest, or just figure out a plan — and what's worrying you about it. There are no wrong questions.

Step two is paperwork. Usually that means recent pay stubs or business records, W-2s, 1099s or tax returns, bank statements and a photo ID. I'll give you a specific list based on your situation so you're not guessing.

Step three is a clear answer. I'll review your file, tell you which options look realistic, and explain the trade-offs in plain language. If something needs work first, like credit, documentation or savings, I'll say so and help you map out the next steps.

From there, I stay in touch through the whole process, so you always know what's happening and what comes next.

Tri-Cities mortgage questions

I'm relocating to Richland for a new job. Can I get pre-approved before I start?

Often, yes. Some lenders will consider a signed offer letter with a start date. Let's look at your situation.

Should I use the builder's lender in Kennewick or Pasco?

It's your choice. I'll help you compare the builder incentives and the full loan picture side by side.

Could a home in Benton City or Burbank qualify for USDA?

Possibly. It depends on the property location and your household income. Send me the address.

Can I use a VA loan in the Tri-Cities?

If you're eligible, yes. Let's start by checking your Certificate of Eligibility.

Do you work with Tri-Cities buyers from Kirkland?

Yes. Nearly everything happens remotely, and your local agent and title company handle the in-person pieces.
