Who I help in Seattle

Seattle is a city of very different housing types. A buyer looking at a condo on Capitol Hill or in South Lake Union has different questions than a family looking at a craftsman in Ballard, Wallingford or West Seattle. Townhomes in Beacon Hill and Columbia City, older homes in Queen Anne, and new construction around the light rail stations all come with their own details to plan for.

The people I help most often here are first-time buyers trying to understand what they can comfortably afford, self-employed folks whose tax returns don't show the full picture, homeowners thinking about a refinance or a HELOC, and small investors buying a rental. I also work with a lot of people who were told no somewhere else. That's usually where a conversation with me starts.

Loan programs that come up often in Seattle

Condo financing. Condos involve a review of the building itself, not just you. HOA budgets, reserves, litigation and owner-occupancy can all affect which loan options are available. I'd rather flag that early than find out after you're under contract.

Self-employed and bank-statement loans. Seattle has a lot of consultants, contractors, creatives and small-business owners. If your write-offs make your taxable income look lower than your real income, bank-statement options may be available.

Jumbo loans. Many Seattle single-family homes land above conforming loan limits. Jumbo guidelines vary from lender to lender, and as a broker I can compare several.

FHA, VA and first-time buyer options. For buyers who want a flexible down payment, or for eligible veterans and service members, these are worth a look. FHA 203(k) can also help if a home needs work.

DSCR investor loans. For rental properties, a DSCR loan may let you qualify on the property's rental income rather than your personal income.

How I work

I keep it simple. We talk through your goals, I look at your documents, and I tell you honestly what I see — including anything that could slow us down. As a NEXA Lending broker, I can shop your scenario across many wholesale lenders to look for a fit instead of forcing you into one bank's box.

You'll get quick replies, typically the same day, and clear updates so you and your agent always know where things stand. If you're not ready yet, that's fine too. A short call now can save you a lot of stress later.

What to expect when we work together

Step one is a short call. Tell me what you're trying to do in Seattle — buy, refinance, invest, or just figure out a plan — and what's worrying you about it. There are no wrong questions.

Step two is paperwork. Usually that means recent pay stubs or business records, W-2s, 1099s or tax returns, bank statements and a photo ID. I'll give you a specific list based on your situation so you're not guessing.

Step three is a clear answer. I'll review your file, tell you which options look realistic, and explain the trade-offs in plain language. If something needs work first, like credit, documentation or savings, I'll say so and help you map out the next steps.

From there, I stay in touch through the whole process, so you always know what's happening and what comes next.

Seattle mortgage questions

Do you work with Seattle buyers even though your office is in Kirkland?

Yes. Most of my process happens by phone, email and secure document upload, so where you live in Seattle doesn't matter. We can meet in person at the Kirkland office if you'd like.

Is it harder to finance a Seattle condo?

Not necessarily, but there are more moving parts. The building has to meet the lender's requirements, so we'll want the HOA documents early. I'll tell you up front if a building might limit your options.

I'm self-employed in Seattle. Can I still qualify?

Very possibly. We'll review your tax returns, and if they don't reflect your real income, bank-statement programs may be an option. Every file is different, so let's look at yours.

Can I buy a Seattle rental property without using my personal income?

A DSCR loan may let you qualify based on the property's expected rent. Down payment and reserve requirements are typically higher, and guidelines vary by lender.

How do I get pre-approved?

Start online at jasongrayloans.com or call 425-260-3482. I'll review your information and let you know what I need next.
