Who I help in Spokane

Spokane neighborhoods range from historic homes on the South Hill, in Browne's Addition and in the Garland District to family areas on the North Side like Indian Trail and Five Mile, plus Spokane Valley, Liberty Lake, Mead, Cheney, Airway Heights and Nine Mile Falls.

I help military families at Fairchild Air Force Base, first-time buyers, people moving east from Seattle, self-employed borrowers, and owners who want to refinance or tap equity.

Loan programs that come up often in Spokane

VA loans near Fairchild AFB. For eligible veterans, active-duty service members and surviving spouses, VA loans may allow purchase with no down payment and no monthly mortgage insurance, subject to eligibility and lender guidelines. I'll help with your Certificate of Eligibility and PCS timing.

FHA and first-time buyer options. FHA's flexible down payment and credit guidelines help many first-time Spokane buyers.

USDA loans. Outlying areas such as parts of Deer Park, Medical Lake and the rural county may be USDA-eligible, depending on the current map and household income limits.

FHA 203(k). Spokane has many older homes. A 203(k) may let you finance the purchase and repairs together.

Self-employed, DSCR and refinance. Bank-statement options may be available for business owners, DSCR loans for rentals, and I'll help you decide whether a refinance makes sense.

How I work

I'll tell you clearly what looks realistic, what doesn't yet, and what we can do about it. As a NEXA Lending broker, I can shop your file across many wholesale lenders to look for a fit.

If you're PCSing to Fairchild or relocating from the west side, we can start before you arrive. Quick replies, clear timelines, no pressure.

What to expect when we work together

Step one is a short call. Tell me what you're trying to do in Spokane — buy, refinance, invest, or just figure out a plan — and what's worrying you about it. There are no wrong questions.

Step two is paperwork. Usually that means recent pay stubs or business records, W-2s, 1099s or tax returns, bank statements and a photo ID. I'll give you a specific list based on your situation so you're not guessing.

Step three is a clear answer. I'll review your file, tell you which options look realistic, and explain the trade-offs in plain language. If something needs work first, like credit, documentation or savings, I'll say so and help you map out the next steps.

From there, I stay in touch through the whole process, so you always know what's happening and what comes next.

Spokane mortgage questions

Can I buy near Fairchild AFB before I PCS?

Often, yes. We can start the pre-approval remotely using your orders and documents. Timing with your report date matters, so let's plan it together.

Is a VA loan really no money down?

For many eligible borrowers, VA allows no down payment, subject to entitlement, loan amount and lender guidelines. You'll still have closing costs, and I'll explain your options.

Could a home outside Spokane qualify for USDA?

Possibly. USDA depends on the property location and household income. Send me the address and we'll check the current map.

I'm moving from Seattle to Spokane. Can I keep my current job?

If you're working remotely, lenders will want to see that your employer approves it. We'll document it so underwriting is comfortable.

Do you work with Spokane buyers from Kirkland?

Yes. Nearly the whole process happens remotely, and your local agent and title company handle the in-person pieces.
